The Fund

The Sterling Opportunity Fund 1 LLC acquires, develops and manages assets primarily located in the Opportunity Zones which exist in major cities throughout the country.

The advantages of acquiring, developing and holding assets in the opportunity zone are three-fold.

Opportunity Zones are designated as growth opportunities in underserved communities and have greater upsides of the development potential.
Opportunity Zone investment presents a capital gains tax deferment until 2027.
Opportunity Zone investment allows for a long-term capital gains tax exclusion when assets are held for a ten-year period.

The fund’s growth and diversification of assets leads to a lower volitivity amid market conditions and as a result, a lower investment risk. Our investment platform aims to produce consistent preferred returns and flexible options to purchase and sell shares in the fund.

The fund’s long-term strategy of holding assets for the 10-year minimum in the Opportunity Zone excludes federal capital gains tax upon an asset’s sale. The revenue model of “build to rent” as well as owning and operating the retail components of its mixed-use properties, builds the foundation of our long-term strategy.
